QUICKSILVER ENJOYS SWIFT SALE AT SOWERBY
The Pines at Sowerby near Thirsk has experienced a superbly quick and smooth sale of one of the last remaining properties on the development. The buyers, Christopher and Margaret Mackay, decided they wanted to move up to Yorkshire from Reading for family reasons and to enjoy living nearer their daughter who lives in Leeds. Christopher Mackay is a retired Telecommunications Instructor Engineer and Margaret Mackay is a Speech and Language Therapist. Searching the Internet, scouring local papers and estate agents, and viewing many properties, they finally decided to purchase a house at The Pines, a property built by Quicksilver Homes, the family owned development company based in York.
Their own house in Reading was being purchased by a couple who also had a house to sell and had managed to secure a sale to a cash buyer. Everyone was on standby waiting for the onward chain to be completed by way of the Mackays being able to find a property to buy. For the Mackays, purchasing a new build property brought clear advantages : no further chain problems; the benefit of a 10 year NHBC guarantee, a quality build offering long term maintenance free living, along with the personal service given to them by the developer Quicksilver Homes together with the chance to have any required alterations to the property taken care of before they actually moved in.
As with any new build property, the buyer is expected to reserve the property and then exchange contracts within a 28 day period. Not only was this achievable, even though there was a chain involved, but they managed to put everything into place on all properties concerned and exchange contracts in 3 weeks! This is a very good result in any market, let alone a bad one. In this case it was down to precision co-ordination and communication by all concerned, right down to the cash buyer and this enabled everything to go through remarkably smoothly. Christopher commented : “We waited till we had a buyer and were fortunate in that the buyer’s end of the chain was complete and ready to go. Whilst waiting for our buyer to appear we chose the time to explore where we would like to live and kept an eye on what was on offer, focussed on our requirements and defined our limits and contingencies. When we had a buyer, an intense week of viewing what was available in the desired area enabled us to view and reach a consensus on what would best suit us – that all the right boxes were ticked. Establishing trust and confidence up and down the chain with all parties was essential – keeping people informed was key. Negotiation on price took one day from the moment of making our offer. Thereafter, communication was helped by using eMail to get clarification and set realistic expectations on what we were getting and what could be done and by when. The builder was very responsive, giving us detail by return, samples by post the next day. The property was not exactly what we wanted but the builder, when quotes for change were made and agreed to, then proceeded to deliver; the result is an excellent fitted utility room. On sale completion we were given a comprehensive and outstanding documentation pack and a commitment to appropriate support. We now have a new home that we are excited with.” Jane English, Sales Manager for Quicksilver Homes, said : “We are amazed at the speed and efficiency of this sale and how all parties concerned responded so quickly to make things happen. I believe that most of this was down to Christopher’s organisational skills. I wish all buyers were as switched on as he was, addressing every query himself and being so proactive during the sales process – it was quite exceptional. Usually buyers leave all that to their solicitor and take a back seat. Quite often the solicitors will do things at their own pace, but he obviously had a very good one who was on the ball and coupled with our own highly efficient solicitor, Martin Thorpe at Harrowells, this was one of the smoothest sales I have come across, especially being tied into a chain. You nearly always come across someone who is dragging their feet and holding things up.”

FEMALE STUDENTS GET A TASTER FOR A CREATIVE CAREER IN CONSTRUCTION
Two students form Hemsworth Arts & community College and a student from Holmfirth High School have successfully passed a ground breaking interior design pilot project with flying colours thanks to Construction Skills and the York based development company Fulford Builders.
Molly Whitaker and Jess Adams, both aged 14, from Hemsworth Arts & Community College and Ellie Parrot, aged 15 from Holmfirth High School took part in the exciting project as a result of the high standard of interior design work they produced during the National Construction Week which took place in October 2006. The three girls were invited by Zoe Plummer, Managing Director of Fulford Builders, to carry out the interior design for a stunning new show house on a new development called Low Fields at Swinton, near Malton, North Yorkshire.
Working to the brief supplied by Fulford Builders, the project included designing colour schemes, furnishing and accessorising the show house all within a tight budget.
Commenting on the project, Maria O Sullivan, Education and Careers Advisor for Construction Skills, said: it is the first time we have worked with Fulford Builders and the school on an exercise of this nature and it is vitally important that female students are aware of the vast number of opportunities available to them within the construction industry.
Zoe Plummer, Managing Director of Fulford Builders summed up the whole project: I am personally delighted that I have been able to work with the girls on such a cutting edge project. It is so important that students get first hand experience of what it is like to work in this industry and I hope it contributes towards more females becoming involved in all aspects of construction.
